Market Value & Sale Circumstances
The appropriate assessment of value may depend on the method of sale, anticipated marketing period and circumstances of the seller.
A conventional Market Value assessment generally assumes an arm's-length transaction following appropriate marketing, with the parties acting knowledgeably and without compulsion.
However, where a property is being sold under circumstances involving urgency, financial distress or a limited selling timeframe, a different basis of value may be appropriate.
For example, a mortgagee-in-possession, receiver or liquidator sale may involve circumstances where the seller is compelled to sell or has a restricted timeframe in which to realise the asset. In these circumstances, the valuation may need to consider the likely sale conditions, appropriate marketing period and the effect these circumstances may have on the achievable price.
