Valuations - Property Resumptions & Compensation Claims
Independent Resumption & Compensation Valuations
Leeson Valuers provides independent valuation advice for property resumptions, compulsory acquisitions, easements and compensation claims associated with government, infrastructure, energy, mining and development projects.
The majority of our resumption and compensation matters are resolved through negotiation, with the objective of achieving a fair and satisfactory outcome for the landholder within an appropriate timeframe.
Our valuers have extensive experience assessing both the value of the interest acquired and the broader impact of the acquisition on the remaining property.

Assessing Compensation
A resumption or compulsory acquisition can affect a property in ways that extend beyond the market value of the land directly acquired.
Our assessments consider the circumstances of the acquisition and, where applicable, the impact on the remaining property. Depending on the relevant legislation and circumstances, compensation considerations may include:
- Market value of the land or interest acquired;
- Reduction in value of the remaining land;
- Severance and injurious affection;
- Loss or alteration of access;
- Impact on existing improvements and infrastructure;
- Relocation, reinstatement and other disturbance costs;
- Temporary occupation or construction impacts;
- Business or income impacts; and
- Other applicable compensation or disturbance items.
Negotiation & Dispute Resolution
Our experience allows us to provide practical valuation advice throughout the compensation process, from the initial assessment through to negotiation and, where required, formal proceedings.
We work closely with landowners, solicitors, acquiring authorities, government agencies, project managers, engineers, planners and other consultants to develop clear and well-supported compensation assessments.
The majority of our resumption compensation claims are able to be settled by negotiation, avoiding the time and expense associated with prolonged litigation while seeking an appropriate outcome for the affected landholder.
Where a matter cannot be resolved through negotiation, our experienced valuers can provide independent expert evidence for conferences, mediation, tribunals and court proceedings.
